01Senior portfolio oversight
Your named property manager runs the tenancy day to day, with the Head of Property Management overseeing onboarding, portfolio risk, escalations and material owner decisions.
02Inspection rhythm
We arrange the first routine inspection after the initial three months, then every six months where the tenancy and Victorian access rules allow. Owners receive photos, observations and recommended actions—not a box-ticking report.
03Response standard
Owner and renter enquiries are acknowledged within one business day. Urgent repairs are triaged immediately; non-urgent work is assessed, quoted where needed and tracked through to completion.
04Arrears discipline
Rent is monitored each business day. Contact begins from the first day overdue, owners are kept informed and formal notices are issued at the first lawful point when arrears remain unresolved.
05Rent and renewal planning
Rent reviews and renewals are prepared ahead of the relevant date. We provide current evidence, a recommendation and enough time for you to make a considered decision.
